What is a Quitclaim Deed?

A real property deed which conveys (transfers) only that right, title, or interest in the property in which the grantor has, or may have, and which does not require that the grantor thereby convey a good title. Quitclaim deeds are often given to family members, divorcing spouses, or in other transactions between people where an escrow is not required. No warranties that normally come with a deed are conveyed with the quitclaim deed. The grantor of a quitclaim deed does not warrant that he has any interest in the property whatsoever for which the deed is being given, but only what he has is being conveyed. Warranty deeds such as a grant deed generally have a guarantee of title, which a quitclaim does not.
